Here are the MLS sales results for Heritage Pointe comparing current results for July, June and ytd to those in  2012.

As you can see we recovered significantly for June but still remain behind as compared to ytd last year.

The two recent sales in July were the remaining lot on the lake, 52 Heritage Lake Shores selling for $885,000 and 44 Heritage Lake Blvd at $1,595,000.

 

We are still firmly entrenched into a buyer’s market with closing prices (water lot excluded) well below the high points established in 2007,  whereas the city and west Calgary are well into a seller’s market with their prices surpassing the high’s by 5% to 6% above those previously recorded.

 

It is hard to predict the impact on sales the flood will have as very few buyers are in a position or willing to carry two mortgages unless the strain on the rental market forces their hand. I am confident however that the new hospital will begin to show its size and have a positive impact to absorb some of our inventory as more and more Dr’s get hired to fill needed positions.
