Demographics are the study of a population based on factors such as age, race, sex, economic status, level of education, income level and employment, among others. Demographics are used by governments, corporations and non-government organizations to learn more about a population's characteristics for many purposes, including policy development and economic market research.
Understanding population size, distribution, composition and the processes driving the stability or change in population is crucial in the development and implementation of programs that serve the local community. Demographic analysis is a prerequisite to all parts of the planning process. Information concerning the structure and dynamics of local populations is key to identifying and anticipating problems and community needs, establishing short- and long-range program goals, developing action plans, identifying fiscal and human resources and evaluating the impact of the given effort.
Our question – is there anything we can put our finger on that suggests the interests of the current buyers are out of step of properties at Heritage Pointe when it comes time to put them on the market.
What we do know is; Heritage Pointe is a country residential community as defined by the MD of Foothills, bordered by McLeod Trail (2A) to the West, Dunbow to the South, Pine Creek to the north and Deerfoot, dividing Heritage Pointe (Artesia) from the original. It consists of 4 communities – the Lake, The Golf Course, the Ranche and Artesia. Each community has streets or cul-d-sacs and some are further characterized by their own condo boards as The Summit, The Ridge, The Meadows, The Ranche, The Ravines and Artesia. We are looked upon by agents and the public as an estate community with an average for sale price of $1,283,906 on 50 listings as of today. The Ranche if taken by itself would be higher still.
Each community was architecturally designed around a major amenity; Heritage Lake 28 acres, Heritage Pointe Golf Course, 27 holes and a 3 hole practise loop, The Ranche and Artesia with ponds and fountains, numerous ravines, reserves or green spaces are intertwined. These amenities provide Heritage Pointe with a very low density rating, .75 homes on the golf course and approximate 3.5 homes on the Lake and Artesia. In perspective, some new communities in Calgary are rating 9+ residents per acre.
Our friends and families driving the neighborhood immediately notice that our homes set back from the curb with more spaces between, large driveways many of which are with side drive requiring a minimum 58ft lot width, and few cars on the roadways.
Heritage Pointe, historically, has appealed to families on the lake side, affluent retiree’s on the golf course with The Ranche and Artesia providing a mix. Heritage Pointe straddles two main highways connecting to Stony Trail, providing exceptional to and across the city. We are minutes to the South Calgary Campus, Strathcona Tweedsmuir private school, 6 golf courses and numerous shopping centres and equestrian facilities.
