As per our discussion, I wished to pass on feedback regarding our recent dealings with Marianna Kindrachuk. I have copied her on this email as well. I would appreciate if you could reply to confirm your receipt of this.
SUMMARY
In short, we (my wife and I) were extremely pleased with the work and effort put forth by Marianna, and would highly recommend her to anyone looking for an experienced realtor.
SPECIFICS
We relocated from Malaysia and Marianna's name was given to us by a family friend. All of our communications with Marianna were from Malaysia via email primarily, with the occasional phone call. We had been looking on the MLS to get a general idea of what we thought we wanted. Marianna then took that much further and was very helpful to generate a listing of properties that may be of interest to us. We found her questions to be very direct (to the point), her comments / opinions to be informed, and her responses (email) were very prompt.
Our house-hunting trip to Canada was planned for April. As we got closer to the travel date, Marianna worked with us to narrow down specifics on what we liked, then to narrow down the list of properties. She was able to help us select more favorable properties by review of location, proximity to major arteries, etc. Again, all of this was from abroad.
On short notice, we were able to get a flight to Calgary two days earlier than originally planned. We recognize the inconvenience that this imposed on Marianna, yet she was able to re-schedule some previously arranged appointments. We truly appreciated this.
We finally met face-to-face with Marianna, and began our search for a new home. Marianna worked with us to review available properties of interest to us, and also a strategy for seeing them (by area). Each morning she showed up with print-outs of the homes we were to see that day. She was clearly well organized, very professional and efficient.
As for viewing each home, we found her again to be very efficient and made effective use of time. Upon entry at some homes, it was immediately obvious that the home was not what we were looking for. Marianna often noted this as soon as we did, and no further energy was made to view a home that didn't fit. This worked well for us.
Inside the homes, Marianna was quick to point out any upgrades or attractive features within, while at the same time bringing any deficiencies to our attention. There was also discussion on resale implications on a number of homes.
After two days, we viewed approximately 20 homes and had not yet found "the one". We decided to try a new area, and Marianna was quick to identify, arrange, and show us homes in there. It was here that we found a home that appealed to both of us.
Negotiation of the sale price was relatively painless. Again, Marianna was both prompt and accomodating when it came to getting forms signed, deposit cheques transferred, etc.
Sometimes you wonder how the realtor's attitude will change after the paperwork has been closed out. With Marianna, it never changed, even after we took possession of the house. We had a few minor issues after possession, but Marianna followed each of them up with the same diligence that she displayed early on.
I hope I have adequately provided some specifics on why our experience with Marianna was so positive. It is always a treat to meet people that are as knowledgeable and professional as Marianna.
